Programming

In our initial contact, we get to hear more about you and the project you are envisioning to ensure we are the best architect for your needs. When we first connect, we discuss:

- Type of project (new construction or remodel)
- Project location
- Size and style
- Governing entities (State, City, ARB)

If your project description and goals align with our business and project standards, then we will set up an introductory meeting to conduct a deep dive into understanding your dream house and begin making it real life!
During our Introductory Meeting, we are here to listen to you! We will take notes of each and every dream you have in your future home. As part of this meeting, we collect the following basic information to guide the design framework of your dream home:

- Style of home (Georgian, Mediterranean, Modern European, etc.)
- Number of bedrooms and bathrooms
- Specialty rooms (Theater, Bowling Alley, etc.)
- Long-term goals with home (retirement home, guest house, etc.)
- Preferred or selected Contractor and Interior Designer

After we hear all of your needs and dreams, we will take all the information to develop our first schematic design of youru dream house!

Schematic Design

Once we receive your feedback on the preliminary schematic design, we will update the design accordingly while maintaining luxurious solutions in-tact. We will establish meetings and continue to iterate until every room, feature, and feel is appropriately located and accounted for.
As part of the initial developments of the design, we will work closely with your selected interior designer and contractor to begin coordination efforts of foundational early design decisions, such as furniture and floor plan organization, HVAC zoning, and preliminary structural design.
By the end of schematic design, we will have the floor plan finalized to allow for the beginning of the rigorous engineering efforts that create permit-ready design drawings. We will have also finalized the proportions and style of the home in elevation to ensure that it contains all the looks and feels you have hoped for. Here are the deliverables upon finishing Schematic Design:

- Hardlined site & floor plans
- Hardlined elevations
- Preliminary Reflected Ceiling Plans
- Additional drawings as required by ARB for preliminary submission

Design Development

We continue to deepen the level of detail within the design to bring the developed floor plan and elevations to life. We begin detailing building sections, wall sections, ceiling plans, and MEP design to ensure that the home interior flows and functions just as intended. Simultaneous to these efforts, we also coordinate with structural, truss, and mechanical engineers to realize the level of the design to the point where we demonstrate sufficient design completion to submit for a Permit for Construction in your county.
We finish the Design Development phase by preparing a drawing set that includes all necessary design to submit for a Permit for Construction and receive all approval from an Architectural Review Board (ARB). As part of this effort, we will most likely develop the following deliverables (more or less may be needed depending on the county and ARB):

- Site Plan
- Floor Plans
- Elevations
- Building Sections
- Wall Sections
- Window and Door Schedules
- Preliminary Building Details
- Code Considerations

Construction Documentation

We continue pushing the design detailing level until we have accounted for every piece, corner, and element of your home. We finish detailing each portion of your project and coordinate with every discipline involved with the project to ensure the design language is consistent and purely represented throughout each space.
We finish the Construction Document phase by delivering a final Construction Issue design set to your contractor to use as the official guiding documents to build your home. We will also set up a construction kickoff meeting with your contractor to discuss the design and construction approach to ensure the contractor delivers your project exactly as intended.

Construction Administration

Our main role during the Construction Administration phase is to ensure that your contractor is successfully following the design documents throughout the construction of the home. We conduct regular site visits and stay in close contact with your contractor to clarify any discrepancies to keep the construction as smooth as possible.
Part of ensuring the design is successfully delivered throughout the course of a project is the reviewal of shop drawings. Shop drawings are drawings submitted by specific sub-contractors or suppliers that show how each and every detail of a component will be built and installed in the home. Our role as the architect is to review these shop drawings and ensure that the sub-contractor or supplier's drawings follow the design intent for the home.
